Editorial Policy
Mortgage advice is a decision people make once or twice in a lifetime. Our guides are written by a qualified adviser, reviewed, dated, and corrected when we get something wrong.
Who writes our content
Every guide on this site is written by David Clark, a CeMAP-qualified mortgage adviser practising in Essex, and draws on real cases and current lender criteria rather than general reading.
Who reviews it
Every page carries a named reviewer and a review date. Nothing is published without being read by a qualified adviser, and no guide is left on the site without a visible date so you can judge how current it is.
How we source facts
- Regulatory and official sources first. The FCA, the Bank of England, GOV.UK, HM Land Registry, MoneyHelper and UK Finance.
- Lender criteria as we encounter it in live cases, with the caveat that criteria change, and we date anything time-sensitive.
- No unsourced figures. If we quote a number, we say where it came from and when.
How often we update
Rate-sensitive content (stamp duty, schemes, typical stress-test rates, local house prices) is reviewed at least quarterly. Every page shows the date it was last updated. Stale mortgage content is worse than none.
Corrections
If you think we have got something wrong, tell us at david.clark@bradgatefs.co.uk. We will check it, correct it if you are right, and update the review date.
Advertising and independence
We do not accept payment to feature or recommend a lender. Where we are paid, by a lender commission or a client fee, we disclose it. Our guides are written to be useful, including when the useful answer is that you do not need us.
